Big contract wins in Denmark

An order for 3 remarkable apartment towers containing 400 apartments concludes a period of several large contract wins for danish SL-deck producer, perstrup. the order book is now booked until march 2020 while an increase of production capacity is underway.

On the 19th of February, Perstrup signed an order of almost 25,000 m2 SL-decks for 3 towers located in the Danish city of Esbjerg. The project has been designed by the Danish architect firm, Bjarke Ingels Group (BIG). BIG is perhaps the most well-known Danish architect company practicing today and stands behind famous projects such as Google Headquarters, 2 World Trade Center, Lego House and the Hyperloop One in Dubai.

Esbjerg Towers consists of three 57, 35 and 23-meter high towers and will contain app. 265 student homes and 135 hotel apartments. All towers consist of a circular core with triangular balconies on the outside and elevators and stairs in the middle of the building.

Perstrup won the entire precast contract based on a solution with "pizza-shaped" SL-decks spanning from facade to inner core. This solution eliminates all on-site casting and ensures a 100% precast slab structure, resulting in a significantly lower construction time. Another benefit of the solution was the possibility of replacing the many load-bearing walls separating each apartment with cheaper non-load-bearing walls. Besides reducing the wall costs, this solution also provides a lot of flexibility for changing room divisions later on.

Last month, Perstrup won the contracts for a number of other large residential projects including three big apartment towers in Copenhagen. More than 1,000 apartments are currently being made with SL-decks.

Lujabetoni invests in new SL-deck factory

On 8 February 2018, Lujabetoni concluded the acquisition of a large factory building close to helsinki. With the new production facilities, lujabetoni significantly increases the SL-deck production capacity after a succesful product launch, where the entire capacity for 2018 was sold out in just a few months.

Following the launch of the SL-deck on the Finnish market, Lujabetoni has experienced an enormous demand for SL-decks that has not been possible to satisfy with the first production line in Siilinjärvi. In order to keep up with demand, Lujabetoni has decided to invest in new and much bigger production facilities in Järvenpää, just 46 km from Helsinki.

"We presented the SL-deck to the market in December and our full-year production capacity is already been sold out. We wanted to quickly increase our capacity to our most important target market, the residential market in the Helsinki metropolitan area. With the investment, we now add hundreds of thousands m2 of annual Superlaatta (SL-deck) capacity to the Finnish market," says Mikko Isotalo, CEO of Lujabetoni.

The acquisition was carried out on 8 February 2018 and includes app. 30,000 m2 of production space, 5,000 m2 of office space and around 25 hectars of land making it the largest precast factory in Finland in terms of its size. In addition to SL-decks, the new factory will also include production of partition walls, wall elements and a variety of specialty elements for residential projects. The goal is to start production already during 2018 and increase it rapidly.

“The location of the factory is excellent, when considering Finland’s most important markets - the capital city area, Tampere and Turku - and we have room and possibilities to increase production capacity further,” says Kari Turunen, head of the precast division at Lujabetoni.

The investment totals around €25 million and is the largest ever made by Lujabetoni.

High demand for SL-decks in Finland

Since Lujabetoni launched the SL-deck to the Finnish market in October, the product has attracted vast interest from Finnish contractors with several projects underway. The first DELIVERIES WILL START IN FEBRUARY 2018 TO SITES IN ESPOO AND VANTAA LOCATED AT THE OUTSKIRTS OF HELSINKI.

For Lujabetoni, the project Hansakallio 3 will be the first SL-deck project in Finland. The project consists of two separate building blocks with a total number of 75 apartments and is built by the Finnish contractor Fira Oy. Describing the reasons for choosing SL-decks for the project, Topi Laine, managing Director of Fira Oy, says:

"Thanks to the large width of the SL-decks, we have much fewer slabs to install and much fewer joints to cast compared to a traditional precast solution. In practice, the SL-decks accelerate the installation and on-site processes. Most importantly, we create better and higher quality homes for our customers while improving the quality of construction".

In the project, Fira uses their own prefabricated bathroom modules, which the company has been developing for a long time. As it was possible to make recesses for such bathroom modules in the SL-deck, the on-site floor solution could be made very simple and cost-efficient. Another important factor reducing the construction time is the fact that the floor heating system is integrated in the SL-decks.

"Better thermal insulation properties of the SL-decks made it possible to eliminate a separate floor heating system with insulation on top of the slabs. Thus, one of the cost-related processes will be completely eliminated without compromising the control of the internal temperature," says Topi Laine.

Another SL-deck project has been developed by Avain Yhtiöt Oy, which is one of Finland's largest housing developers. They build over 1000 new apartments each year and have now chosen SL-decks for their largest residential building site in Vantaa. This project consists of three separate apartment blocks with a total of 330 apartments. For the project, Lujabetoni will also deliver all other precast elements.

Business Area Manager Kari Mäenpää from Avain Yhtiöt Oy sees SL-deck as a very promising product for apartment sector and says:

"Luja-Superlaatta (Finnish SL-deck trademark) is a very interesting product for us, as its ease and cost-efficiency make the whole building process better for us as a developer. As a client, we are always interested in such innovative technology solutions."

Abeo and Elematic develop MultiSlab production concept

In cooperation with Elematic, Abeo has developed a new innovative production concept – MultiSlab – allowing hollow-core producers to use existing casting beds for production of BOTH HOLLOW-CORE SLABS AND SL-decks.

Following joint development work with Elematic, Abeo has developed a new production system allowing precast producers to cheaply add SL-decks to their product portfolio by using existing casting beds. The MultiSlab system is highly cost-efficient, as it can be installed on top of existing casting beds at a low cost, thus leveraging investments in existing facilities and equipment.

The system is based on steel plates being installed on top of existing casting beds, e.g. two existing 1.2-meter casting beds can be covered with an app. 3.3-meter wide steel plate. This enables production of either 2.4-meter wide SL-decks or two lines of 1.2-meter wide hollow-core slabs.

About the MultiSlab concept, Technical Director of Elematic, Lassi Järvinen says:

“The precast industry is a competitive market with many producers looking for a competitive edge. The ‘MultiSlab’ concept is a cost-efficient way for producers to leverage investments in existing facilities and diversify their product portfolio. Being able to produce multiple products on the same production line is not only a benefit in terms of being able to serve more market segments, but also makes it possible for producers to obtain a higher utilization of the production capacity and better cope with demand fluctuations between market segments.”
